The Grounds and Maintenance Manager is a management-level position responsible for upkeep and maintenance of dual properties' exterior and interior facilities. This position is a leadership role and is able to direct self and direct staff members to achieve positive property facilities functions.

Duties & responsibilities include, but are not limited to:

  • Assist the team to identify Capital and ongoing needs.
  • Manage day-to-day tasks of unit turns, work orders, scheduling and overseeing grounds and maintenance staff, and vendor’s performances.
  • Coordinate closely with executive staff to set schedules and priorities, manage supplies and inventory, and respond to after-hour emergencies.
  • Perform a variety of routine general building maintenance tasks, grounds maintenance, and janitorial duties.
  • Assist with non-routine preparations on homes for new tenants.
  • Assist with maintaining building systems, immediately reporting problems to the Executive Director, and entering units only in coordination with home tenants.
  • Seek to provide tenants with a safe, positive, functioning living environment.
  • Perform these tasks with minimum supervision, applying solid work experience in this area.
  • Receive and investigate requests for maintenance in housing units, ranch facilities, common areas, or to the exterior of buildings.
  • Work in conjunction with Grounds leads and Maintenance lead to ensure all grounds and property is maintained at all times and seasonally.
  • Work in conjunction with the Executive team to schedule and make vacant units ready for re-rent within 60 days.
  • Make needed repairs, refer to staff, or contract with outside vendor. Remedies may be in the form of plumbing, electrical, appliance, carpentry, and/or lock repairs.
    (Types of Repairs include, but are not limited to: interior and exterior painting, as needed; sheetrock/texturing; minor electrical repairs, such as replacing fixtures and switches; minor appliance repairs and/or recommend replacement; plumbing repairs, including replacing/repairing toilets and faucets, and auguring drains)
  • Building and developing a team of skilled, productive, and customer service-oriented professionals to drive company operational goals.
  • Monitoring the function’s financial performance and collaborating with the management team to ensure the team is within budget and on task while delivering a high level of service.
  • Overseeing regular physical property inspections to ensure proper maintenance and upkeep of all assets.
  • Ensuring the successful execution of all company safety and environmental policies and procedures.
  • Delivering the highest level of resident satisfaction through responsive, consistent, positive and professional interactions.
  • Forecasting maintenance needs and instituting an effective time management program for all personnel to ensure resident satisfaction and project completion goals are met.
  • Attending and assisting with residental events as needed.
  • Available for all on-site emergencies in relation to physical property.
  • Light computer work with working knowledge of gmail and googlesuite (excel) preferred.
  • Manage and complete maintenance request forms.
  • Take rapid action(s) to solve urgent problems, thereby preventing further damage or harm to the building and/or tenant.
  • Develop and implement preventive maintenance programs for equipment and systems, as appropriate and needed.
  • Understand the functions of fire control, water, and other building systems. Routinely observe these systems to determine that they are working properly and educate other staff members as needed about the functioning of these systems.
  • Assistance with all capital projects and special projects.
  • All other duties as needed to ensure Peppers Ranch properties and facilities are in good standing.
